How do you get the 3.75%?

What's Required from you?
Here's what's required to have us list your property for 3.75% Total Commission. You must have Virtual tour, a property inspection by a Certified Property Inspector and, agree to Compliance/Transaction coordinator. We can handle the implementation of all three of these requirements. You also must agree to allowing a lockbox on your property. You agree to the above, and we agree to cut our pay in half ("Listing side commission") Call us if you need help with what that may mean to you, in dollars and cents. Bottom line, we charge 3.75% commission, total, for the program above. No surprises, no additional commission. We don’t cut the buyers broker’s pay because that would impede your progress. How We Do It

HD Virtual tour
If your time is valuable, you'll appreciate this. No property is "one size fits all." VT presents a detailed view of your property . This changes the dynamic from having 20 showings with 3-4 interested buyers, to 3- 4 showings to people who've approved the look of your property already, and now want to see how it feels.

Property inspection
If a smooth transaction is valuable to you, you'll appreciate this. There is often a "secondary negotiation" in a RE transaction. Most often, it's regarding the condition of the subject property. So instead of waiting for potential surprises when a buyer gets an inspection, we require one up front, and make it available to serious buyers. This affords a seller some time to decide how they'll approach the results of the inspection, w/o the added pressure of being in a transaction.

Compliance/Transaction Coordinator
If your serenity is valuable, you'll appreciate this. A third party tasked with compiling and auditing the transaction for signatures and all current disclosures and forms. Ensures local, state and federal paperwork is in compliance with the law. This makes good sense throughout the transaction, and beyond.
